When It’s Time to Sell Your Bartlesville Home, We’ll Take Care of Everything (Except the Packing!)

If you’re moving out of the Bartlesville area, one of the first things you need to do is prepare your home for sale. This process requires a bit of research on your part as you get ready to make some key decisions.

Marketing

We have a large market share in the Bartlesville area. What does that mean to you? It means that nearly one out of every three real estate transactions here is handled by our agency. We’ve established a reputation as the company that gives you the marketing power of a big company with all the personal attention you expect from a small, independent company. And, because we concentrate on helping people relocate to Bartlesville, Dewey, Ochelata, Ramona, Copan, Nowata, Pawhuska, Owasso and Skiatook, we work with a ready market of buyers who are looking for homes here.

How long will your home take to sell?

If you have priced your home appropriately for the market, and it is in good condition, it should sell in a reasonable amount of time. It's critical to price your home correctly when you first list it. Today's buyers spend a lot of time on the Internet and they know what your house is worth. If you overprice it, web-savvy buyers will ignore it. If you underprice it, people may wonder what's wrong with it.

Cost to Sell

After you accept an offer to purchase your home, you will receive a detailed list of the closing costs (called a Good Faith Estimate or GFE) involved in the sale of your home. We’ve listed the approximate breakdown and amount of those costs; additional costs may apply to your home sale. If you have any questions about what is involved in the closing process, please email or call us.

  • Real Estate Commission (paid to your listing agent and the buyer’s agent; this figure will vary depending on the sale price of the home.
  • Property Taxes (prorated to date of closing)
  • Abstract $400-$600
  • Title Insurance based on sale price (if you are in a supplemental abstract neighborhood)
  • Recording Fees  $30
  • Documentary Stamps  $1.50 per $1,000 of sale price
  • Mortgage Inspection Certificate (survey)  $275

This estimate does not include any lender required repairs, repairs negotiated between the buyer and seller and loan points or other closing costs negotiated between buyer and seller.

What price should you set?

Your home has a great deal of value to you, both sentimental and financial. But, out in the real world, your home is worth what a buyer is willing to pay for it. The factors that influence your home’s list price include:

  • Current market conditions
  • Other homes on the market similar to yours
  • Interest rates and financing terms
  • Location
  • A buyer’s perception of your home’s value

Setting a price based solely what your neighbor’s home sold for, or what you need to purchase your next home, is akin to throwing darts at a price list. You need to list your home at a price that satisfies the factors listed above.

Hiring an Inspector Can Save you Thousands

The old saying, "Beauty is only skin deep," applies to homes as well as people. You may love a home’s layout, design and style, but you can’t know what lies beneath the surface until you hire a licensed, experienced inspector. That dream home could turn into a nightmare filled with faulty electrical systems, ancient plumbing or a cracked foundation. You may want to hire a general home inspector as well as one or more specialists, depending on the home’s features.

Although we work with these service providers, we cannot guarantee their work and strongly suggest that you research and ask for references for any service provider you plan to use. McAnaw & Company is not responsible or liable for any agreements entered into between service providers and our clients.
